Apartment rental criteria

Rental Criteria
The team at Keeley Properties appreciates your interest in our apartment community. Before you complete a rental application, we encourage you to review these requirements to determine if you meet our apartment rental criteria.


All occupants 18 years or older (including guarantor if needed) must submit an application. All applicants must provide the following when applying for an apartment:

 

  1. Proof of income equaling, or liquid assets for the term of the lease, at least 3x monthly base rent. Please provide this information for you (and your guarantor, if applicable) via the following forms: most recent paystubs, tax returns, bank statements, W2, employer offer letter. Additional documentation may be required if incomplete. 

  2. Valid government issued photo ID. Non-U.S. IDs are accepted.

  3. Payment of application fee for each applicant over the age of 18, along with completed application. Application fees are non-refundable whether denied, approved, or canceled.

After completing the above steps, the apartment is placed on hold and application moves into screening (which can take up to 72 hours). Once the application is approved, the following is required to reserve the apartment:

 

  1. Signed lease.

  2. Payment of hold fee/security deposit in full. If you cancel prior to the move-in date, your application and security deposit/hold fees are non-refundable.

Screening Process
Keeley Properties uses an automated credit scoring to approve or decline applications. Credit scoring treats all applicants objectively as the screening process is based on real data and statistics. 


An application may be denied due to one or more of the following reasons:

​

  1. Insufficient income. (Applicant must make 3x the amount of the monthly rental rate.) 

  2. Negative credit history. (Several reports of overdue debts and obligations.) 

  3. Any felony conviction or criminal history that the owner feels could threaten the health, safety or welfare of themselves or other residents. This includes misdemeanor convictions. 

  4. Negative report from previous landlord, prior eviction, or any outstanding balance with previous landlord. 

  5. Negative report from employer. 

  6. Bankruptcy. Must be discharged for at least 1 year. 

  7. Falsified information on application, or an incomplete application.

  8. Any outstanding balance with a local utility company. (If this applies to you, you must show us a receipt illustrating that you have paid your balance in full.)
