Our first year in operation is in the books and the results are in: we’re shaking up the storage industry one unit at a time. We spread far and wide this year—all the way from the snowy mountains of Red Lodge, Montana to hot & humid Alvarado, Texas. While the BestBox brand was quickly popping up across the country, we were relentlessly committed to our customers, providing the safety and convenience they deserved when storing with a Class-A storage facility. Plus, our drive-up, easily accessible units, online rental experience, and talented team of storage experts were key factors to our successful growth. Powered by Keeley Properties means that we have the institutional backing, strategic foundation, and cultural framework to propel BestBox Storage into a major player in the industry. This year was instrumental in establishing a strong pipeline of development and acquisitions and targeted site selection strategy for the years ahead.
2022 was marked by new team members, new sites, and new processes, and we are proud of the growth that we have achieved. We closed on over 100 acres of land, we had 13 groundbreakings, and we are anticipating 12 land acquisitions in Q1 of 2023. With this kind of growth, you’re sure to see a BestBox near you!

BestBox’s biggest accomplishment in 2022 was closing on 22 development assets across eight states. The team ended 2022 with 10 operating properties across three states, so being able to more than double the footprint nationwide within the first year, then again in the second year, is a huge accomplishment in the startup of this company. In the words of CEO, Rusty Keeley, “we are just getting started.” Even after closing on these developments, the BestBox team has a large, robust pipeline. It’s amazing to see what our small, nimble team has been able to accomplish. With a pipeline of roughly 50 deals, the team continues to visit and analyze new properties every single day, building relationships in the industry that will help propel nationwide growth.
